PROPOSED DEVELOPMENT AT PALMERSTOWN VILLAGE

PLANNING REGISTRATION REFERENCE: SD09A/0021






Dear Sir,


I wish to strongly object to the Planning Application as referenced above for the reasons as set out below. I attached herewith a cheque for €20.00 as required.


   1. High of proposed development. This proposed development includes buildings of up to 6 storeys high. This is not in keeping with the substantially 2 story development in the Palmerstown village area. The current proposal will therefore be completely out of character with existing development in the Palmerstown village area.


   2. Density. The density of this proposed development would have a severe detrimental effect on the Palmerstown village area.


   3. Number of Retail Outlets. The number of retail outlets in this proposed development is excessive and is not required in the Palmerstown village      area.

 
   4. Drainage Issues. Many Residents in Palmerstown village, including on the Lucan Road in Palmerstown village, have ongoing ponding and flooding   issues in their back gardens that remain unresolved. Any further development, especially of the magnitude proposed, would have further detrimental drainage effects.


   5. Kennelsfort Road/N4 Junction. This proposed development would have serious implications for the future up-grading of this junction as referenced in the County Development Plan. I have requested the National Roads Authority to comment on this proposed development in that context. I would also request the South Dublin County Council would consult with the NRA and expressly seek the NRA’s views prior to the making of any planning decision on this proposed development.


   6. Car Spaces. There is a serious deficiency in the number of car spaces proposed in this development. Therefore the granting of planning permission will result in additional parking congestion in Palmerstown village.


   7. Traffic. The traffic assessment confirms that in excess of 800 additional car trips per hour would be generated as a result of this proposed development. Such increases in traffic volumes would bring Palmerstown to a standstill. Currently there are regular traffic tail-backs entering and leaving Palmerstown village – particularly on the Kennelsfort Road.


   8. Boundary Treatment. The current boundary treatment with local residential properties is inadequate. Any future Granting of Planning Permission should include provision for boundary treatment that will provide privacy for the local residential community in Palmerstown village.


   9. Proposed Roundabout on the Lucan Road. The provision of a roundabout on the Lucan Road would cause untold inconvenience for the established residential community in Palmerstown village, particularly as this proposed roundabout is at the entrance gate to St. Philomena’s Church, Palmerstown village.


I believe, and it is the considered view of the vast majority of the Palmerstown community, that this Planning Application represents massive overdevelopment of the site that will have serious detrimental implications for Palmerstown for ever. I would therefore request that you Refuse Planning Permission for this Proposed Development and that no such Planning Permission be Granted for this site until a Local Area Plan for Palmerstown be in place.
